If you’re already dreaming about warmer weather, fall is a great time to start turning that Florida idea into an actual plan.
The leaves are changing. The days are getting shorter. And somewhere between the first chilly morning and the first time you hear someone mention snow, you might find yourself thinking:
“Maybe this is the year we finally move to Florida.”
If that thought has crossed your mind, you’re definitely not alone.
For many Minnesotans, the idea of moving to Florida starts as a dream — warmer weather, palm trees, waterfront living, more time outside and a different pace of life.
But turning that dream into a move takes a little planning.
And fall can be a great time to start.

Start With the Dream — Then Get Specific
“Moving to Florida” is a pretty big goal.
Florida is a big state, and Southwest Florida alone offers a lot of different lifestyles.
Maybe you’re picturing:
🌴 A pool home
🚤 A canal with a boat dock
🏖️ Easy access to the beach
⛳ A golf community
🏡 A quiet residential neighborhood
🍽️ Restaurants and entertainment nearby
☀️ A low-maintenance second home
Before you start scrolling through hundreds of listings, think about what your Florida life actually looks like.
The right location starts with your lifestyle.
Start Exploring Communities Now
If you’re considering a move in the next 6–12 months, this is a good time to start narrowing down where you want to be.
Explore communities online. Save homes that catch your eye. Look at neighborhoods. Check out amenities.
And when you visit Florida, don’t just visit the beach.
Drive through neighborhoods.
Visit grocery stores.
Try local restaurants.
Look at the commute.
Spend time in the areas where you could actually see yourself living.
You’re not just choosing a house. You’re choosing your everyday life.

Get Your Current Home Plan in Place
One of the biggest questions for anyone relocating is:
“What do we do with our current house?”
Are you selling before you move?
Buying in Florida first?
Selling and renting temporarily?
Keeping the property?
There isn’t one answer that works for everyone.
But knowing your options early can make the eventual transition much smoother.
If you’re thinking about making a move after the holidays or sometime next year, fall is a great time to start having those conversations.
Start Looking at the Full Cost of Florida Homeownership
The purchase price is only part of the equation.

As you’re researching Florida homes, look beyond the list price and start thinking about:
- Property taxes
- Homeowners insurance
- Flood considerations
- HOA or condo fees
- Utilities Pool maintenance
- Lawn care
- Home maintenance
- Waterfront considerations, if applicable
The goal isn’t to scare you away from Florida.
It’s to make sure the Florida home you’re considering fits your overall budget and lifestyle, not just your search criteria.
Don’t Ignore the Questions You Have About Storms & Insurance
If you’re coming from the Midwest, hurricanes and Florida insurance may be completely new territory.
And they’re important conversations to have.
The Atlantic hurricane season officially runs from June 1 through November 30, with the greatest concentration of activity typically occurring from August through October.
That doesn’t mean you should avoid Florida.
It means you should understand the property you’re considering and ask the right questions about insurance, construction, flood risk, roof age and other property-specific considerations.
Know what you’re buying — not just what it looks like in the listing photos.
You Don’t Have to Move Tomorrow
This is probably the biggest thing I’d tell someone who is just starting to think about relocating

You don’t have to have it all figured out today.
Maybe you’re just curious.
Maybe you’re tired of Minnesota winters but aren’t ready to leave yet.
Maybe Florida is a retirement plan.
Maybe you’re thinking about spending winters there and summers in Minnesota.
Maybe you’re ready to go all in.
Your timeline is yours.
The first step can simply be learning what’s possible.
So… Is This Your Year?
Maybe.
Maybe not.
But if you’ve been saying “Someday, we’re going to move to Florida,” this might be the year to stop keeping it in the someday category and start exploring what that could actually look like.
You don’t need to have a moving date.
You don’t need to know exactly where you want to live.
And you certainly don’t need to have every question answered.
Start with a conversation.
I’ll help you explore the communities, homes and possibilities so you can make an informed decision about whether Florida is the right next chapter for you.

Let’s start planning.
